Corporate Membership Definitions

Lot Definitions for Strata Management Company Membership

 

Occupiable Lot
A lot intended for residential or commercial use, such as a dwelling or business premises.

Non-Occupiable Lot
A lot not meant for residential or commercial use, including restricted areas, accessory lots, car parks, and storage cages.

Owner of Both Dwelling and Non-Occupiable Lots
If an owner holds both a dwelling and non-occupiable lot within an owners corporation, the non-occupiable lot(s) are excluded from the total lot count for membership fee calculation.

Owner of Only Non-Occupiable Lot(s)
If an owner holds only non-occupiable lot(s) without a dwelling lot in the same owners corporation, these lot(s) are included in the total lot count for the membership fee.

Lots in Multiple Owners Corporations

If all owners corporations in a subdivision are managed by the same strata manager, the lot is counted once for membership fees.

If managed by different strata managers, the lot is counted once by each manager for their respective membership fees.
