Strata Management Membership

Corporate Strata Management Company Membership

Corporate Strata Management Company Membership is open to businesses involved in Owners Corporation (Strata) Management, pending eligibility and SCA (Vic) Board approval. The owner, principal, or a nominated senior executive serves as the Corporate Nominee Practising Member and must meet all Practising Member requirements.

This membership covers all nominated employees—including the Principal/Corporate Nominee, Owners Corporation (Strata) Managers, and staff from General Management to Support—at no extra cost. Non-member employees must apply and gain Board approval, with no additional fees for adding or removing employees throughout the year.

To remain eligible, at least 80% of the company’s Strata Managers must hold Practising Strata Manager membership. All employees under the Corporate Membership receive discounts on SCA education and events, providing a streamlined, cost-effective solution for staff development and industry compliance.

Membership Requirements

Applicants for Corporate Strata Management Company Membership or Practising Strata Manager Membership must provide the following documents with their application:

BLA registration (Corporate only)

Valid Certificate of Currency for Professional Indemnity Insurance (Corporate only)

Proof of insurance authority training (Refer below)

Details of strata management experience (a brief paragraph on company letterhead)

Police Record Check / National Name Check (dated within the last 6 months)

Ethics in Strata 

SCA (Vic) has created an Ethics in the Strata Community course which is compulsory for all members.

Authorised Representative Status

Applicants must complete Authorised Representative insurance training through their insurer or broker and submit a certificate of completion with their application;

Lot Definitions for Strata Management Company Membership

Occupiable Lot
A lot intended for residential or commercial use, such as a dwelling or business premises.

Non-Occupiable Lot
A lot not meant for residential or commercial use, including restricted areas, accessory lots, car parks, and storage cages.

Owner of Both Dwelling and Non-Occupiable Lots
If an owner holds both a dwelling and non-occupiable lot within an owners corporation, the non-occupiable lot(s) are excluded from the total lot count for membership fee calculation.

Owner of Only Non-Occupiable Lot(s)
If an owner holds only non-occupiable lot(s) without a dwelling lot in the same owners corporation, these lot(s) are included in the total lot count for the membership fee.

Lots in Multiple Owners Corporations

If all owners corporations in a subdivision are managed by the same strata manager, the lot is counted once for membership fees.

If managed by different strata managers, the lot is counted once by each manager for their respective membership fees.

Membership Fees

Occupiable Lot Model Pricing for Corporate Strata Management Company Membership:

From 0 to 1,290 lots

Minimum fee $1032 (excl. GST)

Example: 900 lots = Fee $1032 (excl. GST) per annum

From 1,291 to 6,500 lots

$0.80 per lot (excl. GST)

Example: 2,200 lots (2,200 x $0.80) = Fee $1,760 (excl. GST) per annum

For 6,500+ lots

$0.80 per lot (excl. GST) for the first 6,500 lots, plus $0.55 per lot (excl. GST) for each additional lot beyond 6,500

Example: 8,000 lots (6,500 x $0.80) + (1,500 x $0.55) = Fee $6,025 (excl. GST) per annum

Membership fees are calculated pro-rata per annum from SCA (Vic) Board approval date.

Corporate Strata Management Company Membership

Corporate Strata Management Company Membership is open to businesses in Owners Corporation (Strata) Management, subject to SCA (Vic) Board approval. A Corporate Practising Nominee—an owner, principal, or experienced employee—must be appointed. If the nominee fails to meet membership criteria, the corporate and associated individual memberships will be suspended until reinstatement requirements are met.

Practising Strata Manager Membership

Practising Strata Manager Membership is available to individuals working as Owners Corporation Managers within an SCA (Vic) Corporate Strata Management Member business. To maintain membership, individuals must complete 6 CPD points annually, provide a valid Police Record or National Name Check (issued within the last 6 months), and complete Authorised Representative Insurance Training with a certificate of completion.

Affiliate (Support Staff) Membership

Affiliate Membership is for individuals connected to the strata sector who are not practising Owners Corporation Managers, including support staff of Corporate Strata Management Company Members. CPD is not required unless pursuing or maintaining SCA Accreditation.
